Frankfurt Tower Sees Benefits of Comprehensive Lighting Services

St Martin Tower on the Katharinenkreisel in Frankfurt, Germany, a wing-shaped tower and U-shaped wing with 25,000 sq m of space, was completed in 2015 as an example of modern office architecture.

THA Immo Verwaltungs GmbH, the management company handling the complex, sought comprehensive lighting support to offer tenants planned solutions and has partnered with Zumtobel Group Services to offer a package including lighting and controls. The group also is working with ZGS to launch a new “Digital Services” pilot project in certain areas of the building to provide an infrastructure to gather and analyze interior data, offering valuable information for optimization of important building-management processes.

The general rooms of the THA Immo Verwaltungs GmbH building and a show floor were equipped with an energy-efficient LED lighting installation from the Zumtobel sister brand back in 2015. The luminaires provide optimum light for working and create a pleasant atmosphere in the various different spaces while the company’s lighting management system automatically controls the luminaires and blinds for energy efficiency.

With its “Complete” service package, ZGS now turns a lighting installation into an integrated turnkey solution in which ZGS can take care of the entire project coordination and implementation. Zumtobel Group Services then provides an optimum combination of luminaires and its lighting management system to suit the space. The turnkey package includes lanning, installation and commissioning, as well as maintenance on request. Several major customers have already taken advantage of the Complete service, with the business-software provider Sage now using a turnkey solution from ZGS for three complete floors in the St Martin Tower.

THA Immo Verwaltungs GmbH is using the system of luminaires, sensors and the lighting management system to create one intelligent networked system that collects much more than just lighting technology data. to gain fresh insights into the structure and operation of their building. Data about factors such as space management can be recorded, collected and visualized on a dashboard, enabling the company to improve processes such as cleaning operations.
